Florida closing paperwork under a brass desk lamp, after hours

File rescue · Florida, statewide

Your coordinator is out. Your file keeps moving.

A coordinator quits mid-file. Someone is out the week of closing. Or your pipeline simply outruns the desk. This page exists for that week: a backup transaction coordinator who takes over a live Florida file and puts a written map of it in your hands by the next business day.

Not a replacement for a coordinator you like. A backup for the weeks you need one.

The rescue protocol

How a takeover works.

  1. R.01

Send what you have Same day

Forward the executed contract and whatever thread exists. A forwarded inbox is enough; a rescue file does not need to be tidy to change hands.

  2. R.02

You get the file map Next business day

A written picture of the file: every deadline calendared from the contract’s actual terms, what is cleared, what is at risk, and what gets chased first.

  3. R.03

The file gets worked Day 1 onward

Deposits, addenda, title, lender, signatures, and compliance tracked to the closing table, with a weekly status update you can forward to anyone on the file.

Terms of a rescue

Same fee. Smaller desk.

  • Rescue files at a time One
  • Rescue fee, per side $400 flat
  • Rush premium $0.00
  • You pay At closing

A rescue costs the same flat fee as any file, and you pay only if it closes. One rescue at a time is the honest capacity of this desk; it is what keeps a takeover careful instead of heroic.

Standard of care

Built for the sideways moments.

Rescue files usually arrive mid-problem. This is a process for catching problems early and keeping you informed, not a promise that problems never happen.

The lender goes quiet near the financing deadline

The loan is tracked from takeover through clear-to-close, so a quiet lender surfaces as a missed check-in days early. Escalation goes out in writing with the specific date at risk, while there is still runway to extend.

A required signature is missing

Every required signature sits on the file checklist and is checked at document review, not left for the closing table. A missing one is routed immediately and chased until it is executed.

An inspection or its deadline slips

Deadlines are calendared from the contract’s actual terms with reminders ahead of each one. A slipping inspection is visible while there is still time to act, and every extension is documented and routed.

I handle the administrative side of your file. I coordinate, chase, confirm, and document. You stay the agent of record on every decision. Negotiations, pricing strategy, and advice to your clients stay with you. That is your license and your relationship.
